Maintenance Requests


Learn more about what you're responsible for, how to submit a maintenance request and what to do in the case of emergency requests.

Example Tenant Responsibilities

  • Replace light bulbs.
  • Replace or clean heat-A/C filters EVERY 3 MONTHS.
  • Spray yard for insects and weeds (when applicable).
  • Replace smoke/carbon monoxide detector(s) batteries annually (Notify manager if smoke/carbon monoxide detector(s) is not working).
  • Inspect for tripped breakers.
  • Unclogging drains, toilets and garbage disposals (if found that the tenant has improperly used the systems).
  • Putting screens back on windows.In icy/snowy conditions, salting and snow removal on walkways for your safety.
  • When applicable, maintaining and supplying salt for a water softener.
  • Defrosting refrigerators/freezers. Do not use any sharp or blunt object to remove ice.
  • Pest control, as needed.
  • Cleaning of dryer lint traps, with each use of equipment.

How to Submit a Maintenance Request

All maintenance requests must be in writing (except emergencies) and reported through your Online Portal.


Please be specific about what the problem is (i.e., CORRECT – the right front burner on the stove does not work; INCORRECT – the stove is not working).


If a service technician does not contact you within 48 business hours (not including weekends or holidays) after reporting a service request, please notify Ridgeline Real Estate. You may call the Property Manager directly at 406-315-2603 or email to admin@ridgelineremt.com.

Maintenance Emergency

 In the event of a maintenance emergency (i.e. gushing water, lack of heat during extreme cold, or fire) call Property Manager directly at 406-231-2848 or 406-750-5125. For electrical issues or gas leaks, please call utility company immediately.


True emergency requests are items that absolutely cannot wait unit the next business day. There are many items you may prefer someone to be dispatched after-hours, but it may not be possible or prudent to do so.


Please be patient as we process your maintenance request in the timeliest fashion possible. Please do not misuse the system.
