Applications


  • How do I apply?

    Visit our Availability Tab and click on Rentals. You may apply there to any one of our available properties or apply for any rental.

  • Who needs to apply for a rental?

    All interested parties wanting to apply for a rental represented by Ridgeline Real Estate must read our rental criteria to ensure they understand our criteria prior to applying as our application fees are non-refundable. Anyone above the age of 18 years old that will reside at the rental property must apply.

  • How long do applications take to be processed?

    It can take up to 3 business days for us to process an application. If we require more documentation or additional items for your application, it may take more time. We start processing applications within 24 hours of receiving them not including holidays or weekends.

Moving Out


  • What do I do if I must move out?

    It is required that you provide a 30-day written notice prior to your next rent payment due date using Ridgeline Real Estate’s 30 day notice through your tenant portal. If you do not get acknowledgement within two business days, please email, admin@ridgelineremt.com immediately, as we did not receive it. During the 30-day period, it is your responsibility to prepare the property as per your move-out requirements. Your lease agreement is available 24/7 on your tenant portal and move out instructions will be shared with you upon receipt of your 30-day notice via email. The move out instructions and breach of lease instructions can be found on your rules/regulations you signed on your online portal in the documents tab.

  • Do I need to be present for the move-out inspection?

    No. When you deliver possession of the property (return keys), you have acknowledged the completion of your obligations to make the property ready for inspection. The property manager conducts their move-out inspections during business hours. You will be notified of the results as per the Montana Annotated Code.

  • Can I use my deposit as last month’s rent?

    No. The deposit is not meant to be used as last month’s rent but for any move-out fees or deductions if necessary.

Maintenance Requests


  • How do I request for maintenance at my leased property?

    To have maintenance performed on your property, you must submit a maintenance request through your tenant portal. We must have written consent to enter your unit and a detailed description of the issue to ensure that we properly remedy the issue.

  • How do I know what is an emergency or just a general maintenance request?

    Please review the MAINTENANCE tab under TENANTS on our website to determine the difference between a maintenance emergency and general maintenance request.

  • What maintenance items am I responsible for?

    Please review the MAINTENANCE tab under TENANTS on our website to determine what maintenance items tenants are responsible for.

Lease and Rent


  • When is rent due every month?

    Rent is due on the 1st of the month EVERY month by 5:00 pm and late after the 3rd of the month at 5:00 pm. Late fees do apply if rent is late after the 3rd at 5:00 pm.

  • Where can I find my lease and the documents I signed at move in?

    All tenants can find the documents they signed on their tenant portal at any point in time as the portal allows 24/7 access.

  • What do I do if I must break my lease?

    A Residential Lease Agreement is a legally binding contract. This means that you are obligated for all rent, lawn maintenance, utilities, and any other fees, until the contract ends. If you must break your contract, you must pay the lease break fee as stated in your contract. Once paid, the owner is obligated to place the property back on the leasing market to secure a new tenant. Once a replacement tenant has been approved and takes possession of the property and all balances owed are paid, you are released from your obligation.
